Walker & Dunlop, Inc. today released its 2026 Apprise Outlook, outlining a shift in commercial real estate valuation as owners, lenders, developers and investors increasingly seek valuation expertise earlier in the investment process and before capital is committed.
Clients are engaging appraisers upfront to test assumptions, assess opportunities and identify risks before making major capital decisions. In today’s market, performance can vary significantly by property and market. Valuation expertise provides critical insight into the factors that may affect an investment, development or refinancing strategy.

The timing is particularly significant as approximately $875 billion of the $5 trillion in outstanding commercial mortgages is expected to mature in 2026.
